Endorse Resale Documents

Q1     How will sellers or buyers be notified to endorse the resale documents?

A1      HDB will notify the sellers and buyers via SMS to endorse the documents at the HDB Flat Portal within 6 calendar days, about 4 weeks after HDB has accepted a resale application.

 

Q2      How are the sale proceeds calculation derived?

A2      The sale proceeds are calculated based on the resale price less the financial obligations you need to discharge, such as the outstanding home loan, CPF refund, etc. Details will be posted on the HDB Flat Portal. Sellers will need to log into the HDB Flat Portal to endorse the sale proceeds calculation, as well as other resale documents.

 

Q3      What should I do after I have been notified to endorse the documents?

A3      Please log in to the HDB Flat Portal, read the documents carefully and click the accompanying checkbox to endorse them. You may save a copy of the documents, which are in pdf format, for reference. Repeat the process until you have finished endorsing all the documents.

After endorsing the documents, the HDB Flat Portal will direct you to pay the conveyancing online. Thereafter, we will give in-principle approval for the resale application. Buyers and sellers will subsequently be notified via SMS and the HDB Flat Portal on the specific time of their resale completion.

 

Q4      Do I have to sign on the documents which I have endorsed them online at the HDB Flat Portal?

A4      No.

  

Q5      If there are more than one seller/buyer to a flat, must all the sellers/buyers endorse the documents?

A5     Yes.  The documents must be endorsed individually by all the sellers/buyers. When you log in to the HDB Flat Portal, all the parties who need to endorse the relevant documents will be stated, together with their status of the endorsement. This is to help you track that all of them have endorsed the documents within 6 calendar days after HDB’s notification.

 

Q6      Are the Administrators and Executors able to endorse the resale documents on the HDB Flat Portal?

A6      As long as the Administrators and Executors have a valid Singpass, they can endorse the resale documents on the HDB Flat Portal.

 

Q7      My family member who needs to endorse the documents on the HDB Flat Portal does not have a Singpass. What should he/she do?

A7      If your family member is a Singapore citizen or Singapore permanent resident, he/she can apply for a Singpass at the Singpass service link on the login page of the HDB Flat Portal or at the Singpass website. If your family member is a non-resident, he/ she may sign the documents in person at our office. Please send us an e-Feedback for our assistance.

 

Q8      What happens if I have overlooked it and missed the 6 calendar days' deadline?

A8     As this may cause delays to the resale completion, we will send a reminder SMS and extend the deadline by 2 calendar days at most.

Thereafter, if the documents are still not endorsed, HDB will proceed to cancel the resale application and notify both sellers and buyers accordingly.
