For flat applications received from Sep 2019 sales launch onwards:
Single Singapore Citizens (SCs) who are 35 years old or above may be eligible for the Enhanced CPF Housing Grant (EHG) if they are applying for:
Income Ceiling
Your average gross monthly household income for the months worked during the 12 months before your flat application must not exceed $9,000
Employment
At least 1 applicant must:
20 years or more
Flat must have sufficient lease to cover the youngest buyer to the age of 95 to qualify for the full EHG. Otherwise, the EHG will be pro-rated.
Grant Amount
Up to $80,000, depending on household income
The EHG amount is based on the average gross monthly household income assessed over the months worked during the assessment period, i.e. a 12-month period prior to the date of your flat application (see example 2 below). The incomes of all working persons in the household (i.e. applicants and occupiers) are included in the assessment. Applicants with lower household incomes will receive a larger grant amount.
For flat applications received before Sep 2019 sales launch:
The Additional CPF Housing Grant (AHG) or Special CPF Housing Grant (SHG) may be eligible for single Singapore Citizens (SCs) who are 35 years old or above and applying for:

# Buyers of 2-room Flexi flats on short lease (15 to 45 years) are eligible for the AHG and SHG (if the flat is in a non-mature estate). The grant amount will be adjusted according to the lease chosen.
The AHG and/or SHG amount is based on the average gross monthly household income assessed over the months worked during the assessment period, i.e. a 12-month period prior to the date of your flat application. The incomes of all working persons in the household (i.e. applicants and occupiers) are included in the assessment. Applicants with lower household incomes will receive a larger grant amount. See examples below.
You will be considered as a first-timer applicant if you have not received any housing subsidy from HDB, which means that you must not:
Under the Joint Singles Scheme: If you are eligible for the EHG or AHG and/ or SHG, please download the EHG application form or AHG/ SHG application form and submit it to HDB during your flat booking appointment.
Under the Orphans Scheme: If eligible, please download the EHG application form or AHG application form or AHG/ SHG application form and submit it to us during your flat booking appointment.
When you attend the flat booking appointment, please remember to bring the necessary income documents (see below) for the 12 months prior to your flat application.
The CPF housing grants are fully credited into the CPF Ordinary Accounts of eligible SC applicants. No cash is disbursed.

If you are buying the flat with a bank loan, the grants will also be included in the computation of the CPF withdrawal limit

The EHG helps reduce the loan amount required, along with the monthly loan instalment.
Mr M and Mr N (both SCs) are first-timer aged above 35. They applied for a 2-room Flexi BTO flat in Punggol in September 2019.
Mr M has been working continuously since September 2018, and his average gross monthly income for the 12 months worked from September 2018 to August 2019 was $2,300.
Mr N worked only in October to December 2018, and his average gross monthly income for the 3 months worked was $2,100.
Mr M and Mr N’s average gross monthly household income would be $4,400 and they would be given an EHG of $50,000 ($25,000 each).
Mr H (SC) and Mr I (SC) are first-timers aged above 35, and applied for a new 2-room Flexi flat in Punggol under the Joint Singles Scheme in September 2019.
Mr H was not working between September 2018 and March 2019. Nevertheless, he has been working since April 2019, drawing an average gross monthly income of $2,000.
Mr I worked in September 2018 to March 2019 with an average gross monthly income of $1,800. However, he has not been working since April 2019.
Mr H and Mr I are not eligible for the EHG, as none of them has worked continuously for a 12-month period prior to their flat application.
Mr E (SC), Mr F (SC), and Mr G (SC) are siblings. They are all first-timers aged above 35, and applied for a 3-room Build-To-Order flat in Punggol under the Orphans Scheme in September 2019. They have been working continuously for the past 12 months and draw an average gross monthly household income of $3,000.
