CPF Housing Grants for Resale Flats (Families)

Under the CPF Housing Grant Scheme, you may be eligible to receive a housing subsidy of up to $50,000 to help with the purchase of your resale flat.

You may also apply for the following housing grants to help with your resale flat purchase if you meet the eligibility conditions:

First-timer orphaned siblings and families with non-residents may apply for CPF Housing Grant for Resale Flats (Singles).

If you have previously taken the CPF Housing Grant for resale flats (Singles) or bought a 2-room or 2-room Flexi flat from HDB as a single, and are now married, you may apply for the Top-Up Grant.

Complete the questionnaire for a preliminary assessment of your eligibility for the purchase of a resale flat, housing grant(s) and an HDB housing loan.

From 1 April 2023, eligible first-timer families may receive a CPF Housing Grant of up to $80,000. With this increase, those who buy a resale flat can receive up to $190,000 in housing grants. For eligible buyers who have yet to complete their resale transaction by 14 Feb 2023, 3.30pm, or submit their resale applications on and from 14 Feb, 3:30pm to 31 Mar 2023, HDB will disburse the additional grant quantum to them without any disruption to their resale completion. Eligibility conditions

  • Couples or families who are first-timer applicants buying an HDB resale flat
  • First-timer Singapore Citizen (SC) applicants whose fiancé/ fiancée or spouse had previously received any housing subsidy

Refer to the following for more information on the eligibility conditions:

  • Recipients of a Singles Grant who married an SC or Singapore Permanent Resident (SPR) after the flat purchase
  • Those who bought a 2-room or 2-room Flexi flat from HDB as a single and married an SC or SPR after the flat purchase
  • Recipients of a Singles Grant who bought an HDB resale flat under the Non-Citizen Spouse (NCS) Scheme, or those who bought a 2-room or 2-room Flexi flat from HDB under NCS Scheme, and whose spouse or child has obtained Singapore citizenship or SPR status
Citizenship

You must:

  • Be an SC
  • Include at least 1 other SC or SPR

You must:

  • Include your spouse or child who is an SC or SPR
Age At least 21 years old
Household status At least 1 applicant is a first-timer to receive the housing grant. First-timer applicants must not have taken any housing subsidy before. You have previously received a Singles Grant or bought a 2-room or 2-room Flexi flat as a single or under the NCS Scheme. You must not have taken any housing subsidy other than the Singles Grant or the purchase of a 2-room or 2-room Flexi flat from HDB.
Monthly household income ceiling

Your average gross monthly household income must not exceed:

  • $14,000
  • $21,000 if purchasing with an extended or multi-generation family (refer to the guide for more details)
Ownership/ interest in property in Singapore or overseas other than HDB flat

All applicants and occupiers listed in the flat application:

  • Must not own or have an interest in any local or overseas private property;
  • Must not have disposed of any private property in the last 30 months before the flat application to buy a flat from HDB or resale PLH flat on the open market; and
  • Must not be buying an HDB flat that has been announced for SERS.

Private properties include but are not limited to houses, buildings, land, Executive Condominium (EC) units and privatised HUDC flats. You have acquired an interest in a property through purchase or when it is:

  • Acquired by gift;
  • Inherited as a beneficiary under a will or from the Intestate Succession Act; or
  • Owned, acquired, or disposed of through nominees.

Buying a 2- to 4-room resale flat:

  • SC/ SC: $50,000
  • SC/ SPR: $40,000

Buying a 5-room or bigger resale flat:

  • SC/ SC: $40,000
  • SC/ SPR: $30,000

First-timer and second-timer couples

Buying a 2- to 4-room resale flat:

  • SC/ SC: $25,000
  • SC/ SPR: $20,000

Buying a 5-room or bigger resale flat:

  • SC/ SC: $20,000
  • SC/ SPR: $15,000

The Top-Up Grant amount is up to:

  • The difference between the prevailing Family Grant and the Singles Grant that you have previously received for your resale flat; or
  • $25,000 if you bought a 2-room or 2-room Flexi flat from HDB
