Project Overview
Tampines GreenGem, launched in 2019, sits on a 5.09-hectare site flanked by Bedok Reservoir Road and Tampines Street 96. The development comprises 1,086 residential units across 13 blocks, each rising up to 17 storeys. More than just a place to live, the development also features a vibrant commercial cluster with a supermarket, shops and an eating house, alongside childcare facilities. A linear park connector runs along Bedok Reservoir Road, seamlessly linking Tampines Town to Bedok Reservoir Park. This upcoming green corridor is set to become a vibrant pedestrian thoroughfare, weaving green spaces into the development to create a gentle, natural transition between the park connector and the residential blocks. These green pockets are enhanced with commercial and family-friendly facilities, creating dynamic and engaging spaces. Connecting these green foyers are landscaped steps leading to an expansive, pedestrian-only elevated deck above the parking areas. Spanning 1.4 hectares, this deck offers a plethora of amenities, including play areas, fitness stations, walking trails, lawns, an amphitheatre, and community gardening plots. The residential blocks are strategically oriented in a north-south direction to reduce heat from the afternoon sun. The blocks are also angled away from one another to maximise views and create plaza spaces. Advanced technologies like wind-flow and solar modelling were instrumental in determining the placement of the blocks. These simulations also influenced the design of the distinctive 3D trapezoidal canopies and fins on the facades, which not only adds a dynamic visual element but also mitigates solar heat gain within the units. Tampines GreenGem was designed with the dual purpose of enhancing the lives of its residents and contributing to the broader community, redefining the potential of public housing.

Project Overview Nestled along the banks of Sungei Ulu Pandan, Clementi NorthArc consists of nearly 1,200 homes across 6 residential blocks, ranging from 12 to 40 storeys with a mix of 3-room, 4-room, 5-room, and 3Gen flats. The project is thoughtfully designed with the key principle of integrating the existing neighbourhood with both the Sungei Ulu Pandan and Park Connector. Clementi NorthArc serves as a vibrant connection point — linking residents from nearby blocks through shared precinct spaces and green pathways leading to the riverfront. Architecturally, the design blends the tall, elegant lines of modern point blocks with the horizontal character of older slab-style blocks, creating a distinctive yet harmonious design. The site once formed part of the old KTM railway line. The existing railway tracks were re-purposed into trellises and architectural features across the estate, offering a meaningful tribute to the area’s heritage and a reminder of the land’s history for future generations.
Project Overview Located along the eastern shoreline of Punggol Point District, Punggol Point Cove celebrates its unique seafront location while integrating harmoniously with the surrounding natural landscape. Rooted in the area’s history as a fishing settlement, the architectural design draws inspiration from the heritage of a fishing port through gentle, flowing forms and village-inspired elements. The project's architectural design incorporates soft, wave-like curves that echo the calmness of the water and guide movement through the site. This design approach creates “urban windows” and open corridors that offer sea views and access to the Punggol Promenade, enriching the experience of waterfront living. With its distinctive form and seamless integration with the landscape, the project stands as a new landmark— not just a gateway from Coney Island, but also a signature precinct that shapes a fresh identity for Punggol Point District.

Project Overview The NRP at Tampines Avenue 9, Street 43 and 45 consists of 37 blocks and 2,060 units, nestled within the monochromatic blocks at Tampines North, adjacent to Tampines Eco Green Park and along the verdant naturalised waterway of Sungei Tampines. Through close collaboration with Tampines residents, many innovative and memorable features have been co-created, reflecting the community’s aspirations and the precinct’s unique character. Building upon the precinct's signature monochrome aesthetic, new infrastructure such as linkways, pavilions, and landscaping have been designed with black-and-white elements and wide, tropical-style roofs that blend harmoniously into the neighbourhood. Vibrant colours enliven common spaces and amenities, creating delightful contrasts against the monochromatic backdrop to establish a strong identity. The design also draws inspiration from the serenity of the riverbank and butterfly population at the Tampines Eco Green Park. Playgrounds are lushly landscaped and designed to mimic the meandering waterway of Sungei Tampines. During the day, butterflies are attracted to the lush flora that have been planted to attract and host butterflies. At night, the precinct transforms into a whimsical lightscape with butterfly-shaped sculptures and ambient lighting, creating a scenic trail for evening strolls. No longer dim and quiet, the park connector is now an inviting space – alive with the activity of joggers, cyclists, and families even after sunset.

Project Overview Inspired by the confluence of the Rochor and Kallang Rivers, Crawford Heights expresses this natural flow through elegant lines and rhythmic patterns, creating a unique architectural identity. Located on a compact 0.72-hectare plot, the Multi-Storey Car Park (MSCP) has been positioned strategically to buffer the noise from traffic along North Bridge Road, while the residential block is designed to maximise views and openness. At the heart of the design is the White Flat concept, which introduces flushed facades and beamless, contiguous layouts with optional dry partitions, offering residents flexibility to adapt their living spaces over time. Complementing this is the MSCP roof garden, where movable planter boxes allow for versatile configurations that support interaction and shared use — a valuable feature for a site with limited communal space. Together, these features promote a highly adaptable and personalised living environment. Heritage and community spirit are central to the project's design narrative. Cattle-shaped play structures honour the site's historical ties, while playgrounds and fitness stations activate underutilised corners into vibrant social nodes. A dryscape referencing the sampan lifestyle channels rainwater to an Active, Beautiful, Clean Waters (ABC Waters) rain garden, supporting sustainability through natural irrigation and enhancing environmental resilience.

The project is thoughtfully crafted to reinterpret the rural charm of Tengah’s farms and kampongs within an urban context. A carefully articulated facade and nature-inspired colour create distinctive architectural identity that is aligned with the precinct’s farmway theme. Plantation Grove adopts a tiered massing strategy, creating a unique skyline along Plantation Farmway while remaining sensitive to its surroundings. These blocks are positioned around the site’s periphery, allowing for generous, landscaped central courtyards that foster community interaction. At the heart of the precinct stands the Community Club, envisioned as a social anchor. Its stepped profile, roof gardens, and internal courtyards form a porous, welcoming civic node. Equipped with a multi-purpose hall, gym, dance and culinary studios and function rooms, it is designed to be a hub for everyday activity and connection. Biophilic design principles are woven throughout Plantation Grove. The façade draws from plantation grid patterns, with staggered windows and reinforced concrete fins providing both visual rhythm and sun-shading. Common spaces such as the Community Living Rooms and covered linkways, strategically positioned to frame views of the nearby Forest Fringe, offer seamless connectivity and support intuitive, comfortable navigation throughout the estate.
