Project Overview Woodleigh Hillside consists of 13 residential blocks of 16 storeys in height, with 1,355 units. They are set around a hillock park that was preserved from the original landscape. This enclave also includes two blocks of 2-storey carparks topped with a series of environmental decks that provide communal spaces for residents. The residential blocks are designed to complement the rolling contours of the local topography.
The architectural plan takes full advantage of the lush surroundings, offering picturesque views and creating verdant courtyards within the complex. A pedestrian-friendly green pathway meanders through the project, linking the hillock park with retail and community facilities, and leading directly to each block through elevated open spaces. The communal facilities are conceived as a collection of pavilions nestled in the landscape, allowing residents to engage with the natural setting of the hillock park. The park itself is carefully curated to minimise impact, preserving the habitat for migratory birds.

Project Overview Kim Keat Beacon has a distinct skyline and articulated facade that forms a commanding presence along the eastern edge of Toa Payoh. It comprises 3 residential blocks ranging from 25 to 30 storeys, with 542 units. The project was designed around three existing trees that were retained from the original landscape. Meandering round one of these trees is an elevated boardwalk, which incorporates community spaces and provides pedestrian connectivity at the second storey of the multi-storey car park (MSCP) to all blocks. The drop-off area is designed around the most mature tree on site, making it an integral feature that strengthens the precinct’s identity and provides a memorable link to the site’s history. Serving as an extension of the park, the MSCP is designed with cascading terraces, offering pockets of greenery and tranquil spaces for relaxation. The roof gardens at the residential blocks are an oases of tranquillity. Set against the city skyline, the lush green spaces offer residents a serene retreat to unwind, socialise, and enjoy panoramic views. This project enriches the urban landscape, fostering a sense of community and a connection to nature.
Project Overview Rivervale Shores is nestled along Serangoon Reservoir in Sengkang town, bounded by Sengkang East Drive and Tampines Expressway. It comprises 16 residential blocks that range from 8 to 18 storeys, with 2,500 units. The design of these blocks harmonises with the lush, natural surroundings and scenic river views. Inspired by the fluidity of a wave, the architecture features a meandering urban form that mirrors the organic quality of the riverscape, complemented by a 750m-long river walk dedicated to community activities.
As the development extends deeper into the site, the building forms transition into a series of gentle waves, culminating in an expansive 80m-wide open space at the heart of the precinct. The distinctive and playful window arrangement creates a unique visual identity for the area. Coastal-inspired vegetation, rockscapes, Active, Beautiful, Clean (ABC) Waters features with rain gardens, and creatively designed playgrounds further enhance the distinct character and quality of the shared spaces within the project.
Project Overview Admiralty Place, a neighbourhood centre set between Kampung Admiralty and Admiralty MRT station, has been rejuvenated to be more inclusive and better serve residents in the area. Its new facade design pays homage to the area’s heritage as a village with wooden houses on stilts. While its form has remained largely similar, its interior has undergone a makeover and has now become a more vibrant, well-connected and inclusive space. Key improvements include wider, sheltered accessible walkways, to connect Admiralty Place with Kampung Admiralty and the existing multi-storey carpark. The new atrium with its feature wall of greenery also serves as a community hub for pop-up events that people in the neighbourhood can enjoy.
Project Overview Alexandra Peaks is located along Alexandra Canal and comprises 1,462 units across 5 residential blocks, ranging from 38 to 48 storeys. The residential blocks are designed with a central atrium that facilitates natural ventilation and daylighting throughout the building. This promotes better airflow and creates mid-level communal spaces that encourage social interaction among residents. The high-rise blocks will be structurally robust, and feature beam-free unit layouts that allow for flexible and adaptable living spaces suited to the evolving needs of residents. Another standout feature of Alexandra Peaks is the 3-storey preschool – its architectural expression is inspired by the historical context of the area, responding to the streetscape and the legacy of the former Singapore Improvement Trust (SIT) flats. Its massing is broken into playful structures inspired by the old warehouse godowns, providing a vibrant and functional space for early childhood education while blending seamlessly with the streetscape. To pay homage to the former Alexandra Post Office which once occupied the site, there will be customised wayfinding motifs relating to the postal services.
Project Overview Verandah @ Kallang is a project that comprises 5 residential blocks ranging from 27 to 29 storeys, with a total of 1,143 units. Its design aims to celebrate the rich heritage of the site while integrating modern amenities for a vibrant community living experience. To enrich its nostalgic charm, design features of portal entryways and playgrounds draw reference from the bygone era of the iconic Happy World Amusement Park. Inspired by shophouses, the design also references elements such verandahs, and the collapsible gate motif will be used in the building façade. The project’s focus on community harmony is evident in the design of its public spaces. At the junction of Sims Way and Geylang Road, the common green will be transformed into an urban park that is also a communal space for fun and relaxation. In response to the traditional shophouses lining Geylang Road, the project will feature a 2-storey commercial and social communal block, that is seamlessly integrated with the urban setting. Verandah @ Kallang is designed to foster community bonds, and create spaces that inspire connection and belonging. The project is not merely a residential development but a living tribute to the vibrant history of its site and the diverse tapestry of life that inhabits it.
Project Overview Fernvale Dew is a design & build Prefabricated Prefinished Volumetric Construction (PPVC) project comprising 1,188 units housed in 10 residential blocks. The blocks range from 12 to 25 storeys in height. Despite the scale and density of the project, good distancing between residential blocks is achieved thanks to its design features. Communal spaces such as sky terraces and sky gardens are set at different levels in all blocks, and are linked via bridges, providing opportunities for residents to interact and exercise. On the lower levels, there are also community living rooms that overlook the landscape deck. The lushly landscaped central deck on its roof houses an extensive array of facilities such as a preschool, Residents’ Network Centre, precinct pavilions, playgrounds and fitness stations. Residents’ activities are segregated from vehicular traffic as activities are predominantly carried out on the landscape deck rather than on the road level. Multiple void openings, with some of them large enough for planting, allow ample natural light and ventilation into the carpark.

Project Overview Tampines GreenVines comprises 11 residential blocks ranging from 8 to 14 storeys, with a total of 1,271 units, along with a variety of well-designed community spaces. The precinct design draws inspiration from nature and seeks to create a seamless connection to the comprehensive network of green spaces in Tampines North. To create a distinctive form, the blocks are designed to step down towards the Tampines Eco-Green park. Some of the blocks extend out as “branches” of the main blocks to allow for views towards surrounding parks. Sky terraces also allow residents to enjoy unobstructed views. The overall design emphasis on nature is carried through to the block facade, which expresses a forest concept using 'tree bark texture' formliner and ‘translucent paint’. Referencing forest colours, the facade panels below the windows are painted in different shades of green, gradually transiting into neutral colours towards the upper floors.

Project Overview Enhancements under the Neighbourhood Renewal Project (NRP) at Bedok Orchid have given residents new facilities to enjoy and better connectivity to existing amenities in the area. This includes covered linkways and drop-off porches, as well as communal facilities such as playgrounds and fitness corners to encourage social interaction among residents of all ages. The precinct also features distinctive illuminated entrance markers and wayfinding signages, making navigation easier for all. The precinct's identity was also further strengthened via a sculpture of Singapore's national flower, the Vanda Miss Joaquim, set at the heart of the precinct, that acts as a visual focal point and an iconic photo opportunity. At the double-storey void deck space, a Heritage Corner was introduced, with nostalgic kampung-themed murals on the walls. The project also incorporated several innovative and eco-friendly initiatives that benefitted residents. This includes the repurposing of old MRT seats at the void deck, preserving mature trees and installing recycling stations.
Project Overview Set amid the greenery of Pang Sua Woodlands, Rail Green I & II is bounded by Woodlands Road and Sungei Pang Sua, and comprises 12 residential blocks ranging from 13 to 31 storeys, with a total of 1,895 units. The project design responds sensitively to, and capitalises on, the site's location next to the conserved Pang Sua Woodlands, offering residents an experience of living in harmony with nature. Flats are oriented to maximise view towards the conserved Pang Sua Woodlands and Canal. Running along and through Rail Green I & II is the Rail Corridor, which will be transformed into a vibrant landscaped community spine within the projects with various amenities and communal spaces. To celebrate the area's distinctive railway heritage, Rail Green I & II feature a courtyard with a train-themed playground and precinct pavilion that are inspired by the design of old train platforms, as well as walkways with floor designs that resemble railway tracks.

Project Overview Brickland Weave is bounded by Brickland Road and Tengah Boulevard. This project comprises 1,641 units across 12 residential blocks ranging from 11 to 17 storeys in height. Inspired by the town's historical ties to brick factories, the overarching design is characterised by a unified brick concept and a consistent colour palette that spans across the block plan, facade, preschool, playground, precinct pavilion, and drop-off porch, creating a harmonious and professional aesthetic throughout the entire project. The building facade’s boxed articulation reflects a brick laying formwork, formed by interlocking pop-out window frames, helping to break the visual monotony of the long facades. The layout addresses level differences through interconnected green spines, incorporating recreational and commercial spaces that converge at a central common green area, while successfully achieving high-density housing in a low-rise setting.

Ah Boon Civil Engineering & Building Contractor Pte Ltd
Project Overview The project of Trunk Sewer Diversion at Towner Road was awarded to Ah Boon Civil Engineering & Building Contractor Pte Ltd (ABC). Originally, the work scopes include the construction of a new 1800mm diameter sewer line, approximately 181m in length, and the four new sewer manholes of various sizes, shapes and dimensions. However, in view of the poor soil condition which would potentially affect the upcoming Build-To-Order (BTO) project, an additional scope was included to carry out soil improvement work using the deep soil mixing (DSM) method. Despite the compressed timeline, additional work scope of soil improvement and requirement to share the limited working space with incoming Building Contractor, ABC managed to turn the tide by innovating the DSM piles as part of the earth retaining and stabilising system for the temporary shaft construction. This construction method and sequence avoided the need for double handling and remobilisation of machineries on site, effectively reducing the deployment of manpower and man-hours overall to complete the works. ABC’s expertise in trunk sewer construction had allowed them to innovate and re-design to standardize the sizes of all the manholes on site despite facing site constraint. The standardization had greatly reduced the construction time needed for the project and increase the productivity on site through the repetition of works and the steel moulds can be reused after the construction of each manhole shaft. The extra mile taken by ABC to deliver the project and implement cost-effective and time-saving construction method is commendable. It was also noted that the contractor ultimately managed to complete the project ahead of the stipulated schedule, creating a win-win situation.

Project Overview Tampines GreenCourt is bounded by Tampines North Drive 2, Tampines Street 62, and Tampines Avenue 12. It comprises 19 residential blocks ranging from 7 to 16 storeys, with a total of 2,192 units. The project also includes a 2-storey semi-basement carpark and an environmental deck (e-deck) connecting all residential blocks. The project was constructed using the Prefabricated Prefinished Volumetric Construction (PPVC) method. For the 9 blocks under the contractor’s purview, they demonstrated excellent project management. The construction of the 2-storey semi-basement carpark with the e-deck was a significant challenge due to its complexity. The contractor overcame this by undertaking the construction in phases to meet the handover schedule. Innovative methods were used to improve productivity and safety.
