Documents and Checklists

Following a successful bid, you will get the keys and floor plan for your unit when you execute the Tenancy Agreement.

To successfully execute the Tenancy Agreement, you need to:

  • Register your business with the Accounting and Corporate Regulatory Authority (ACRA)
  • Prepare the necessary documents for submission (see below)
  • Make the following payments:
    • 1 month's rental, including GST (subsequent monthly rentals must be paid by GIRO)
    • 1 month's deposit (Banker’s/ Insurance Guarantee will be accepted)
    • Stamp fees
    • First month’s service and conservancy charges, including GST

Necessary documents

The documents that you would need to prepare when executing the Tenancy Agreement will depend on the type of company which you have registered with ACRA.

Sole Proprietorship

  • Identity card
  • Up-to-date true copy of your company information from ACRA

Partnership

  • Identity cards and/ or passports of all partners
  • Letter indicating the share percentage and appointment of 1 partner to sign the Tenancy Agreement for and on behalf of all partners, and in the name of the partnership. This letter must be signed by all partners

Registered Company (with limited liability) 

  • Company’s Resolution authorising a representative to sign the Tenancy Agreement for and on behalf of the company. The resolution must be signed by 2 personnel, e.g. 2 directors, as well as a secretary
  • Identity card of representative
  • Deed of Guarantee to be duly executed by 1 guarantor who must be: a shareholder, at least 18 years old, a Singapore Citizen, and gainfully employed at the time of signing the Deed of Guarantee
  • Company’s Memorandum and Articles of Association
  • Up-to-date true copy of your company information from ACRA showing the list of existing shareholders with individual paid-up capital
