About 3,300 Flats with Shorter Waiting Times of Less Than Three Years to be Offered in the October 2025 BTO Exercise
3,294 Build-To-Order (BTO) flats with wait times of less than three years will be offered in the upcoming sales exercise in October 2025, making up more than a third of the 9,100 BTO flats to be launched. This brings the total number of Shorter Waiting Time (SWT) flats launched in 2025 to 4,690 units, exceeding our earlier commitment of 4,500 SWT flats for this year. Over the next two years, we will launch another 4,000 SWT flats per year as part of our continued efforts to reduce waiting times and expand housing options for home buyers with more pressing housing needs. 2 The SWT flats in the October sales exercise will be offered across four BTO projects in Bedok, Sengkang and Yishun. They comprise a range of flat types from 2-room Flexi units to 3Gen flats for multi-generation families and Community Care Apartments (CCAs) for seniors.
3 Bounded by Yishun Street 31 and Yishun Ring Road, Yishun Glade comprises four 15-storey residential blocks with 569 units of 2-room Flexi and 4-room flats. The project has an estimated waiting time of 2 years and 7 months. 4 Drawing inspiration from the nearby Sungei Khatib Bongsu Mangrove, Yishun Glade is designed with lush greenery reflecting its green surroundings. Residents will enjoy recreational facilities, including children's playgrounds, fitness stations, a rooftop garden, and a therapeutic garden at the heart of the development. The project will also feature a senior care centre. 5 Nearby amenities include Junction 9, Yishun Mall, and Yishun Public Library. Nature enthusiasts can enjoy easy access to the Khatib Bongsu Park Connector linking to Yishun Pond Park. With bus services and the nearby Yishun MRT station, future residents will have good connectivity within Yishun town and to other parts of Singapore.
6 Situated along Bah Soon Pah Road and Chencharu Link, Chencharu Grove will comprise six residential blocks with a total of 826 flats ranging from 2-room Flexi to 5-room flats. The project has an estimated waiting time of 2 years and 7 months. 7 Paying homage to the area's heritage as former agricultural land, Chencharu Grove integrates lush greenery throughout the development. Residents will enjoy recreational facilities, including fitness corners, children's playgrounds, a communal garden, and a preschool. 8 Residents will also enjoy convenient access to a wide range of dining and retail options at Khatib Central, Wisteria Mall, Northpoint City, and Yishun Park Hawker Centre. They can also look forward to a proposed mixed-use integrated development nearby which will feature a hawker centre, more retail shops, and a bus interchange providing easy connectivity for residents to Khatib MRT Station on the North-South Line. 9 The project will also include a 418-unit Single Room Shared Facilities (SRSF) public rental block. When completed, this will replace the pilot site1 at the former Anderson Junior College hostel at Ang Mo Kio Avenue 8, which is currently only available for interim use.
10 Fernvale Plains, bounded by Fernvale Drive, Fernvale Link, and Fernvale Street, comprises five residential blocks ranging in height from 23 to 26 storeys, including a rental block. The project has an estimated waiting time of 2 years and 8 months. 11 The development will offer 830 units of 2-room Flexi, 4-room, and 5-room flats, along with 207 CCA2 units – the fifth CCA project to be launched. Eligible seniors who right-size to a CCA may apply for the enhanced Silver Housing Bonus (SHB) of up to $40,000 when the enhancement takes effect in December 2025. 12 Fernvale Plains will feature two distinctive gardens with amenities for all ages, including children's playgrounds for young families, fitness stations for active residents, and a hardcourt for recreational activities. In addition, a rooftop garden will provide a tranquil space for residents to enjoy. There will also be a preschool to serve families with young children. 13 Nearby amenities include Seletar Mall, Fernvale Community Club with its integrated hawker centre, and Compass One shopping mall in the Sengkang Town Centre. Residents will be served by Kupang LRT Station, which connects to Sengkang MRT/LRT Station and bus interchange.
14 Nestled along Chai Chee Street, Ping Yi Court comprises five 15-storey residential blocks with 862 flats ranging from 2-room Flexi to 3Gen flats. The project has an estimated waiting time of two years and nine months. 15 The development features a distinctive courtyard design, with blocks thoughtfully arranged around the site's perimeter to create communal spaces that promote resident interaction and community bonding. Amenities include a preschool, rooftop garden, playgrounds, and fitness stations. 16 Residents will have easy access to nearby amenities such as Kaki Bukit 511 Market and Food Centre, Bedok Mall, and Heartbeat@Bedok which houses a community club, library, swimming complex, and sport centre all under one roof. With Bedok and Kembangan MRT stations nearby, and bus services along Chai Chee Street, residents will enjoy convenient transportation connectivity.
17 These flats in Yishun Glade, Chencharu Grove, Fernvale Plains, and Ping Yi Court are among the 9,100 flats to be offered in the October sales exercise. Other projects to be offered are in Ang Mo Kio, Bishan, Bukit Merah, Jurong East, and Toa Payoh. More details on the projects, including their classification categories, will be shared during the upcoming October sales exercise.
1 The Single Room Shared Facilities (SRSF) pilot, launched in 2023, is a new typology designed to give single public rental tenants more privacy while providing companionship and support. Every tenant will have their own bedroom with basic furnishings, while sharing facilities such as toilets, kitchens, laundry and activity rooms. A Social Service Agency appointed by HDB will operate the site, including managing tenancy matters, providing social support to tenants, and furnishing and maintaining the premises.
2 The Community Care Apartment is an assisted living public housing concept that combines senior-friendly living with customised care services, on-site social activities, furnished communal spaces, and senior fitness stations.
