Consider your next housing before selling your flat

<p><a href="https://services2.hdb.gov.sg/webapp/BB33RTIS/BB33PReslTrans.jsp" rel="noopener noreferrer" target="_blank">Check the recent transacted resale flat prices</a> and use our <a href="https://www.hdb.gov.sg/hdb-map" rel="noopener noreferrer" target="_blank">HDB Map</a> and <a href="/managing-my-home/selling-a-flat/process-for-selling-a-flat/resale-flat-planning/resale-statistics" target="_self">resale statistics</a> to help you set a reasonable price.</p>
<p>If you are listing your flat for sale on the Resale Flat Listing (RFL) service on the <a href="https://homes.hdb.gov.sg/" target="_blank" rel="noopener noreferrer">HDB Flat Portal</a>, refer to available information on the recent transacted prices of nearby flats of the same flat type to guide you in setting the listing price.</p>
<h4>Compute your estimated net proceeds</h4>
<p>When selling your flat, you have to pay off the outstanding housing loan, refund the CPF monies with interest you have used to your CPF Ordinary Account, and off-set any payments due to IRAS, HDB, town council, etc. Hence, please make sure that you have no unpaid property tax, service and conservancy charges, etc.</p>

Determine the asking price of your flat

<p>After you have registered an Intent to Sell, you may list your flat for sale on the Resale Flat Listing (RFL) service on the <a href="https://homes.hdb.gov.sg/" target="_blank" rel="noopener noreferrer">HDB Flat Portal</a> and/ or elsewhere.</p>
<p>Listing your flat on the HDB Flat Portal is simple &ndash; just upload photos and a description of your flat. Key flat details such as the address, flat type and floor area will be automatically populated using HDB&rsquo;s data.</p>

<p>You may also advertise your flat for sale through property portals, newspaper advertisements or social media. We recommend that you find out the differences in cost and details of the various advertising platforms and choose one or more depending on your budget and needs.</p>

<p>You are responsible for the accuracy of the information provided in your listing on the RFL service on the HDB Flat Portal. HDB will follow up on any feedback regarding inaccuracies in your listing and take the necessary actions, including but not limited to removing the listing and restricting your future use of the HDB Flat Portal.</p>
<h4>Things to expect</h4>
<p>You may receive calls from prospective flat buyers or their appointed salespersons, asking for more information about your flat. You may also be approached by salespersons offering to act for you for a fee. You can decline their assistance, if you wish to continue to manage the sale on your own.</p>
<h4>Proof of flat ownership</h4>
<p>Some prospective flat buyers may request for evidence of your flat ownership and eligibility to sell the flat.</p>
<p>You may show them any one of the following documents:</p>

Advertise your flat for sale

            <p>Under Clause 12 of the OTP, you and the buyers must agree on the timeframe to <a href="/managing-my-home/selling-a-flat/process-for-selling-a-flat/resale-flat-application/application-process" target="_self">submit your resale application</a> to HDB.</p>
            <p>This is a contractual agreement between you and the buyers. Once it is agreed upon, it may be varied only with mutual consent.</p>
            <p>Please submit the resale application as soon as possible to minimize unforeseeable changes, e.g. EIP and SPR quotas, untoward events, etc.</p>

            <td><strong>Extension of Stay</strong></td>

            <p>If you have committed to buy a completed property in Singapore and need more time to move out, you may arrange with the flat buyers for a <a href="/managing-my-home/selling-a-flat/process-for-selling-a-flat/resale-flat-application/request-for-temporary-extension-of-stay" target="_self">temporary extension of stay</a> in the flat for up to 3 months after the resale completion.</p>
            <p>The temporary extension of stay is subject to the flat buyers&rsquo; agreement.</p>
            <p>If you require this arrangement, please secure the flat buyers&rsquo; agreement before you grant the OTP to them.</p>

            <td><strong>Enhanced Contra Facility</strong></td>
            <td>
            <p>If you are planning to sell your existing HDB flat and buying another resale HDB flat, you may consider applying for the <a href="/buying-a-flat/resale-flats/process-for-buying-a-resale-flat/resale-flat-application/request-for-enhanced-contra-facility" target="_self">Enhanced Contra Facility (ECF)</a>. This facility allows you to use the cash proceeds and refunded CPF savings from the flat sale and complete the purchase of your next flat at the same time.</p>
            <p>Take note that if you are applying for the ECF when buying your next flat, the buyers of your existing flat and the flat sellers of your intended flat purchase will not be able to apply for ECF for their respective flat purchases.</p>
