HDB Resale Market

HDB’s flash estimate of the 2nd Quarter 2026 Resale Price Index (RPI) is 202.7, a decrease of 0.3% over that in 1st Quarter 2026 (see Annexes A1 and A2). This is the second consecutive quarter in which resale prices have declined, following a decrease of 0.1% in 1st Quarter 2026.

2 The resale volume in 2nd Quarter 2026 (up to 29 June) stands at 6,268 transactions, 10.2% lower than the 6,981 transactions recorded in the same period last year.

Upcoming Flat Supply

3 In October 2026, HDB will launch about 7,960 flats in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. Community Care Apartments will also be offered in Toa Payoh. More details will be shared during the sales exercise.

4 Flat buyers who wish to apply for a flat must have a valid HDB Flat Eligibility (HFE) letter¹ when they submit their flat application. We encourage all flat buyers to apply for an HFE letter early and submit all required documents by 15 September 2026, to ensure that they can obtain their HFE letter in time.

5 The macroeconomic outlook remains highly uncertain. Households are advised to exercise prudence when purchasing property and taking out mortgage loans. The Government will continue to monitor the property market closely and adjust its policies as necessary to promote a stable and sustainable property market.

¹ The HFE letter will inform flat buyers upfront of their eligibility for a new or resale flat purchase, CPF housing grants, and HDB housing loan, including the respective grant and loan amounts.
