SWT flats will form about a quarter of the 4,700 Build-To-Order (BTO) flats to be launched in HDB’s February 2026 BTO sales exercise
HDB will also offer over 4,300 balance flats in a concurrent Sale of Balance Flats (SBF) exercise, a 40% increase from 3,000 units committed previously

HDB will launch 4,692 Build-To-Order (BTO) flats across six projects in the upcoming February 2026 sales exercise. Of these, 1,316 flats offered across three projects are Shorter Waiting Time (SWT) flats, with wait times of less than 3 years.

2 Among them, Tampines Bliss will have the shortest wait time of 1 year and 11 months, making it one of the fastest SWT projects to be completed since SWT flats were introduced in 2018. The other two SWT projects are Tampines Nova and Sembawang Deck, which will have wait times of 2 years and 8 months, and 2 years and 9 months respectively. In addition to the three SWT projects, Kim Keat Crest in Toa Payoh will have a wait time of 3 years and 1 month.

Tampines Bliss (1 year and 11 months)

3 Tampines Bliss, bordered by Tampines Avenue 2 and Tampines Street 22, will comprise three 10-storey residential blocks, offering 284 units of 3-room and 4-room flats. Designed with children’s playgrounds, fitness areas and a therapeutic garden, the project will also come with an eating house and a preschool.

4 A green corridor within the development will connect residents to the Tampines Park Connector, Bedok Reservoir Park and Pasir Ris Town Park. Other nearby amenities include the Tampines Round Market & Food Centre and Simei Park. Residents will also enjoy convenient access to public transport, with both Tampines MRT station on the East-West Line and Tampines East MRT station on the Downtown Line within easy reach.

Tampines Nova (2 years and 8 months)

5 Bounded by Tampines Avenue 5, Tampines Central 8 and Tampines Concourse, Tampines Nova is located at the heart of Tampines Central. It will comprise two 14-storey residential blocks with 255 units of 2-room Flexi and 4-room flats. The project will feature a central courtyard with children's playgrounds and fitness corners for residents to stay active, as well as a rooftop garden for residents to engage in community gardening.

6 In addition to a preschool within the development, residents of Tampines Nova will enjoy convenient access to an array of retail, F&B and recreational options. The project is located near shopping malls such as Century Square, Tampines Mall and Tampines 1. Residents will be well-connected to a network of green spaces via cycling paths, including Sun Plaza Park, Tampines Boulevard Park, Tampines Central Park and Sungei Tampines.

7 With Tampines Bus Interchange and Tampines MRT station nearby, residents will have easy access to other parts of Singapore.

Sembawang Deck (2 years and 9 months)

8 Sembawang Deck is located in the new Sembawang North housing area. Bounded by Admiralty Street and Admiralty Lane, the project will offer 777 units of 2-room Flexi, 3-room, 4-room and 5-room flats across four residential blocks ranging from 20 to 25 storeys. A preschool, eating house, minimart and shops will also be provided within the project.

9 For more shopping and dining options, residents can visit the nearby Sembawang Mart or Sun Plaza. Bukit Canberra, an integrated sports and community hub next to Sembawang MRT station, is also a short bus ride away. The hub offers a range of facilities such as an indoor sports hall, ActiveSG gym, swimming pool, polyclinic and hawker centre.

10 In addition, residents can look forward to more amenities coming up in the vicinity, including a new neighbourhood centre (NC) with more shops and dining options. Adjacent to the NC is a new Community Avenue comprising a 1-hectare park with playgrounds and fitness stations for residents to enjoy outdoor activities.

Kim Keat Crest (3 years and 1 month)

11 Kim Keat Crest, bounded by Kim Keat Avenue and Toa Payoh East, will comprise four residential blocks of 26 to 30 storeys, offering 1,151 units of 2-room Flexi, 3-room and 4-room flats. There will also be a rental block located within the project. The project will come with amenities, including a minimart, eating house and shops, while additional dining and retail options are available at the nearby Kim Keat Palm Market & Food Centre, Toa Payoh Vista Market and Toa Payoh Town Centre.

12 With the Toa Payoh Integrated Development coming up nearby, residents can also look forward to more amenities, such as sports facilities, a polyclinic, the relocated Toa Payoh Library and the revamped town park. When completed, the one-stop community hub will serve as the new focal point of the town.

13 Residents will enjoy good connectivity to the city and other parts of Singapore, with Potong Pasir MRT station on the North-East Line and Toa Payoh MRT station on the North-South Line, both a short bus ride away.

Upcoming BTO & Sale of Balance Flats Exercises

14 Apart from Tampines Bliss, Tampines Nova, Sembawang Deck and Kim Keat Crest, two more projects – one in Sembawang and the other in Bukit Merah – will be offered in the February BTO sales exercise. More details on the projects, including their classification categories, will be released then.

15 HDB will also offer over 4,300 balance flats in a concurrent Sale of Balance Flats (SBF) exercise, to provide homebuyers with more housing options. This is a 40% increase from the 3,000 units committed previously. About one in five of the SBF units have been completed, while the rest are under construction.
