Q1 When will I be invited to book a flat?
A1 About 2 weeks before your appointment, you will be notified to login to the HDB Flat Portal > My Flat Dashboard to access the invitation package. The invitation package will include an appointment letter, details of flats available for booking and a list of documents you need to bring for the flat booking appointment.

Q2 My HFE letter will expire before my flat booking appointment. Do I need to apply for another HFE letter?
A2 No. If you have a valid HFE letter when you apply for a flat, you do not need to reapply for another HFE letter for your flat booking appointment. We will process your flat application based on the HFE letter you submitted with it. We will not consider other HFE letters, whether issued earlier or later.

Q3 I have been invited to book a flat. What are the application restrictions if I do not proceed to book a flat?
A3 If you are invited to book a flat but choose not to proceed when there are more than 10 BTO flats or more than 5 SBF flats available, you will be considered as having rejected a chance to book a flat.

Those who reject a chance to book a flat will lose their first-timer benefits for a year and/or be restricted from applying in future sales exercises for a year. Additionally, all their other flat applications will be automatically cancelled without further notice.

Q4 Can I change my flat booking appointment date?
A4 We are unable to re-schedule your flat booking appointment. This is because flat applicants are invited to book a flat based on their balloted queue positions.

Q5 What should I do if I am unable to attend my flat booking appointment?
A5 If you are unable to attend your flat booking appointment personally, you may authorise someone who is a Singapore Citizen or Singapore Permanent Resident aged 21 and above to book a flat on your behalf.

You may complete the 'Authorisation To Book A Flat on Behalf of Applicant(s)’ Form' and sign the Flat Application Form included in your flat booking invitation package. Then, have your representative submit the forms to HDB during your flat booking appointment.

Q6 I have some questions on the flat booking documents. Where can I seek help?
A6 During your flat booking appointment, our Customer Relations Executive will guide you through the relevant documents and clauses before you book a flat.

Q7 Can I book a flat type or town/estate that is different from what I have indicated in my flat application?
A7 No. You can only book a flat that is of the same flat type and town/ estate as indicated in your flat application.

Q8 If I have been given a flat booking appointment, can I still apply for a flat in another sales exercise?
A8 You may apply for a flat in another sales exercise as long as you are not balloted within the flat supply in your earlier flat application or have not booked a flat. Once you book a flat, all your other flat applications will be automatically cancelled. We strongly encourage applicants to book a flat at the first available opportunity. Those who do not so may lose their first-timer benefits and/or be restricted from applying in future sales exercises.

Q9 How can I check whether all the available flats or the quota for my ethnic group have been taken up before my flat booking appointment?
A9 You can login to the HDB Flat Portal to check the availability of flats and ethnic quota. If all the available flats are taken up or the quota for your ethnic group has been filled before your appointment, we will send you an SMS and/or email to inform you not to attend the appointment.

Q10 How much is the option fee payable when I book a flat?
A10 The amount of option fee payable during the flat booking will depend on the flat type you are buying. The option fee can be paid either by debit card or eNETS (subject to daily withdrawal limit imposed by banks) via AXS m-Station app or at AXS e-Station, and will be included as part of your downpayment when you sign the Agreement for Lease.

Priority Schemes

Q11 My parents/ child and I have applied for a flat each under the Multi-Generation Priority Scheme (MGPS)/ Family Care Scheme (FCS) (Joint Balloting). If they decide not to book a flat, can I still retain my flat application?
A11 Prior to the October 2025 sales exercise, successful MGPS flat applications were issued up to 3 queue positions:

1 queue position for both parents and married child to book their respective flats together under MGPS

1 queue position for parents’ application under Public Scheme

1 queue position for married child’s application under Public Scheme

If the parents and married child did not book their respective flats together under MGPS, they could proceed with their flat applications independently under the Public Scheme. If both were successful under the Public Scheme, HDB would schedule separate flat booking appointments for them to book flats under Public Scheme.

From the October 2025 sales exercise, parents and their children, married or single, can jointly apply for 2 units in the same BTO project under FCS (Joint Balloting), which replaced MGPS. Successful FCS (Joint Balloting) flat applications each receive a queue position within their respective flat supplies. HDB will schedule flat booking appointments based on your respective queue positions, which may take place separately. If multiple projects are offered in the same town, successful parent and child applicants must book flats in the same project.

If you do not book a flat when there are units available, you will incur a non-selection count. Both parents’ and child’s applications under FCS (Joint Balloting), as well as all ongoing flat applications, will be cancelled. However, HDB will waive the non-selection count for applicants with 10 or fewer BTO flats to choose from when they are due to book a flat.

If your FCS (Joint Balloting) applications are unsuccessful, parents and children will be separately balloted under the Public Scheme.

Q12 My parents and I have been invited to book a flat under the MGPS/ Family Care Scheme (FCS) (Joint Balloting). If we cannot attend the appointment on the same day, can I book a flat on the scheduled appointment date whilst my parents book their flat on another day, and vice versa?
A12 Prior to the October 2025 sales exercise, parents and married child invited to book a flat under MGPS must attend their flat booking appointment together.

If one party is cannot attend the appointment, they may authorise the other party to book a flat on their behalf by completing the 'Authorisation To Book A Flat on Behalf of Applicant(s)’ Form' and signing the Flat Application Form included in the flat booking invitation package. The representative must submit the forms to HDB during the flat booking appointment.

Under the FCS (Joint Balloting) which replaced MGPS with effect from the October 2025 sales exercise, HDB will schedule flat booking appointments for both you and your parents/ child based on your respective application's queue positions. The appointments may take place on separate days. If you or your parents/ child cannot attend the appointment scheduled for your respective applications, you may similarly authorise someone (Singapore citizen or Singapore permanent resident, aged 21 and above) to book a flat on your behalf by completing and submitting the above form.

Q13 I have a multi-generation family and had applied for a 5-room/ 3Gen flat. Can I choose to book a 5-room flat instead of a 3Gen flat? Must my multi-generation family continue to live together in the same flat?
A13 During the flat booking appointment, you may choose to book either a 5-room or 3Gen flat, depending on the availability of flats and ethnic quota.

Only families who are successfully shortlisted under the Family Care Scheme (Proximity) (live with parents/ child) will need to retain the multi-generation family nucleus listed in the flat application to book a 5-room flat.

Watchlist

Q14 How do I amend my watchlisted units?
A14 You can have up to 8 units in your watchlist at a time and manage them via the HDB Flat Portal.

Q15 How would I know when a flat on my watchlist has been taken up?
A15 You will receive an email notification when a flat on your watchlist has been taken up. You can change the frequency of these notifications by accessing the Watchlist facility page on the HDB Flat Portal and using the “Notification Settings”.

Q16 Will other applicants be able to see the units on my watchlist?
A16 No.

Q17 If I put a unit on my watchlist, does it mean that the unit has been reserved for me?
A17 No. The watchlist is meant to help you monitor the availability of flats you are interested in. However, whether you can book a particular unit on your watchlist will depend on whether the unit is still available for your ethnic group at the time of your flat booking appointment.

Optional Component Scheme (OCS)

Q18 Do I need to decide on my optional finishes and fittings under the OCS before I attend the flat booking appointment?
A18 To ensure a smooth flat booking process, please decide on your preferred OCS items before attending your flat booking appointment, if the OCS is available for your preferred unit(s). Our Customer Relations Executive will confirm your choice of OCS items when you book a flat.

Q19 After I have indicated my preferred optional finishes and fittings under the OCS for my watchlisted units, can I change my decision during my flat booking appointment?
A19 During the flat booking appointment, our Customer Relations Executive will confirm your decision regarding the OCS items, if the OCS is applicable for your preferred unit.

Q20 Can I change my OCS option after I have booked a flat?
A20 You will not be able to change the OCS options after booking a flat. This is because the building contractor of the BTO project would have proceeded to order the building materials and may have completed the installations of the OCS items in the booked flats.

Q21 If flat buyers have chosen the White flats layout, can they still opt in for the OCS to install sanitary fittings, internal doors, and door finishes, given that there will be no internal bedroom partitions?

A21 Buyers of White flats can opt in for the OCS package, which includes bathroom doors and sanitary fittings. Details on the OCS package and costs are available on the HDB Flat Portal. Flooring for living and dining rooms, dry kitchens, and bedrooms is not provided, to allow greater flexibility in planning and designing living spaces. Bedroom doors are also not included as White flats have no internal bedroom partition walls.

Prepare for Flat Booking
