You may be able to use the Staggered Downpayment Scheme to pay your downpayment in two instalments. Half of the downpayment is paid when you sign the Agreement for Lease, which is usually about 4 months of booking a flat. The remaining amount is paid during the key collection for your new flat.
Two types of flat buyers are eligible for the Staggered Downpayment Scheme.

Loan ceiling of 80%

Downpayment at Signing of Agreement for Lease
5% using CPF Ordinary Account savings or cash
10% minimum cash payment
Payment during Collection of keys
10% using CPF Ordinary Account savings or cash
30% using CPF Ordinary Account savings or cash
Loan ceiling of 75%
Loan ceiling of 55%
15% using CPF Ordinary Account savings or cash
35% using CPF Ordinary Account savings or cash
