Manage Your (Sub)tenant

Here’s a guide on what you should do for renting out your shop. You have to ensure that the business operations of your (sub)tenant fulfil the requirements of the Tenancy Agreement and do not cause any nuisance.

Rental shops

Change subtenant

If you have previously obtained our approval for renting out your shop and would like to change your subtenant, you can submit a notification for the change of subtenant's information if:

  • There is no change in the area to be rented out
  • There is no change of use involved
  • There is only 1 subtenant at the unit

For units in HDB shopping complexes, please submit an application to the respective Managing Agents if you have previously obtained our approval for renting out your shop and would like to change your subtenant.

Manage subtenant

Subtenant do not have any legal claim to the tenancy.

You are responsible for ensuring the operations of your subtenant do not cause any nuisance or complaints, or infringe our terms and conditions in the Tenancy Agreement.

If we withdraw our approval for the renting out of your shop, you will have to evict the subtenant.

Sold shops

You do not require our prior consent to rent out your whole shop or part of your shop trading area for retail or service trades that do not involve any change of use. You are encouraged to update the trade details in My Business, and this will be reflected on our Where2Shop online business directory, where the public can obtain information on the variety of goods and services provided in our HDB shops.

For units in HDB shopping complexes, please approach the respective Managing Agents.

Note: Where the renting out of an HDB commercial property is by an owner, the word 'tenant' shall apply. Otherwise, the word 'subtenant' shall apply.
