As a first-timer single Singapore Citizen (SC) who is 35 years old or above, you might be eligible for the following CPF housing grant(s):
- Singles Grant
- Enhanced CPF Housing Grant (EHG) (Singles)/ Additional CPF Housing Grant (AHG) (Singles)^
^The EHG is introduced and will replace the AHG for resale applications received from 11 Sep 2019.

Household Status |
You must be a first-timer applicant, meaning that you must meet the following criteria:
- Not the owner of a flat bought from HDB, or an Executive Condominium (EC) or Design, Build and Sell Scheme (DBSS) flat bought from a developer
- Not sold a flat bought from HDB, or an EC/ DBSS flat bought from a developer
- Not received any CPF Housing Grant for the purchase of an HDB resale flat
- Not received any form of housing subsidy, e.g. benefitted under the Selective En bloc Redevelopment Scheme (SERS), HUDC estate privatisation

Your average gross monthly household income must not exceed:
- ^$7,000 if buying a resale flat under the Single Singapore Citizen Scheme
- ^$14,000 if buying a resale flat under other schemes

All applicants and occupiers listed in the flat application:
- Do not own other property overseas or locally, and have not disposed of any within the last 30 months
- Cannot invest in private residential property from the date of flat application till after the 5-year MOP
- Must not be buying an HDB resale flat that has been announced for SERS

Cancellation of Application After Booking a Flat
If you book a flat from the March 2012 sales exercise onwards and subsequently cancel the flat booking, you will have to meet a one-year period from the date of cancellation before you can apply or be included as an essential occupier for a resale flat with CPF Housing Grant.

^ For resale applications received on or after 11 September 2019. For resale applications received before 11 September 2019, income ceilings are $6,000 (if buying a resale flat under the Single Singapore Citizen Scheme) or $12,000 (if buying a resale flat under other schemes)
Example
Ali is a single Singapore Citizen aged 40. His monthly salary is $2,800. He is buying a 3-room HDB resale flat under the Single Singapore Citizen Scheme.

For your flat application, you and the other applicants and essential occupiers will need to get ready the following documents for our verification:
- 3 months’ payslips preceding the month of application, if employed full-time (not on commission-basis)
- 6 months’ of income documents preceding the month of application, for other types of employment
- Proof of unemployment, if not working
Aside from the above documents, we may also request other documents for verification if needed.

Eligibility
- You must first meet all of the eligibility conditions for the Singles Grant, and satisfy these conditions:

- Have been in continuous employment for 12 months before the flat application
- Still be working during the flat application

Income Ceiling
|
The average gross monthly income of the Singapore Citizen for the 12 months before the flat application must not exceed $4,500. |
Remaining Lease of Flat |
20 years or more
Flat must have sufficient lease to cover the youngest buyer to the age of 95 to qualify for the full EHG. Otherwise, the EHG will be pro-rated.
