Flat owners are responsible for the proper maintenance of air-conditioners. It is important that regular checks are carried out to ensure that the air-conditioner brackets are securely mounted or bolted to the bricks or concrete wall, as the condition of the air-conditioner may deteriorate due to corrosion or wear and tear over time.

What to Look Out for When Checking Your Air-conditioner

As a flat owner, you are advised to regularly check and maintain your air-conditioners to ensure they are properly secured and are working in optimal condition. Below are some illustrations for your better understanding.

  • The stainless steel brackets should not be mounted on the timber frame but on the bricks or on the concrete walls.

  • All piping for the air-conditioner condensing unit must run internally and the condensation water should properly discharge into a nearby internal floor trap

    Maintenance Tips

    Some of the maintenance tips are:
    • Service your air-conditioner regularly to achieve optimized performance
    • Clean the air filters regularly to prevent reduction of air flow
    • Check with the air-con serviceman if there is a need to replace corroded/rusted air-conditioner unit

    Regular maintenance of the air-conditioner and the supporting frame helps prevent the risk of it getting dislodged thereby ensuring public safety.

    An improperly installed or maintained air-conditioner can cause serious injury or death to members of the public walking below your flat when it falls.

    Penalties

    Under the Building Control Act, improper installation of air-conditioner units carries a maximum fine of up to S$5,000 or a jail-term of up to 6 months or both. Flat owners can also be penalised under the Building Maintenance and Strata Management Act if an air-conditioner falls because of improper maintenance.
