Ensure Renovations Are Authorised and Permitted
The lessee selling his flat in the open market must ensure that all renovation works done in the flat have been authorised and permitted by HDB.
There will be a resale inspection to be carried out by the Branch Office after HDB has received a resale application. The purpose of the resale inspection is to check for any unauthorised renovations works in the flat. The inspection is not to ascertain the value of the flat and/or condition and safety of the renovation works.
While the seller (lessee) and buyer may proceed to attend the 1st resale appointment, the seller must regularise/remove the unauthorised renovation works in the flat before completion of the resale transaction.

My resale application has been submitted to the HDB. When will I be informed of the date/time of the resale inspection?
Upon registration of a resale application, HDB Resale Office will send a letter to inform both buyers and sellers of the scheduled 1st resale appointment date. In the same letter, sellers will be informed of the date/time of the resale inspection to be carried out by the HDB Branch Office.

If indeed there are some unauthorised renovation works in my flat, can my buyers and I still attend the 1st resale appointment? If so, by when should I regularise the situation?
Yes, you and your buyers can still attend the 1st resale appointment. However, you must regularise/remove the unauthorised renovation works in the flat before completion of the resale transaction. Generally, it takes about 6 weeks from the date of 1st appointment to resale completion.
